Max Weight 30 lb each. Pet Limit 1 allowed. 1. No pets other than dogs, cats, and fish (which do not cause a nuisance, health hazard or unsanitary condition) may be kept in a Residential Unit without the prior written consent of the Landlord. 2. No more than one dog or cat per leased Residential Unit shall be permitted. 3. Tenants with a dog or cat pay one-time non-refundable pet fee of $500 and pet rent of $50.00 per month for the duration of the lease. This cost will be added to the Resident’s monthly rental statement. Pet fee is subject to change with written confirmation from the Landlord.  4. Each Residential Unit Owner who keeps a pet shall indemnify and hold harmless the Property Owner, Managing Agents, and employees from all claims and expenses resulting from acts of such pets. 5. No “unacceptable behavior” with regard to a pet maintained in a Residential Unit shall be permitted. “Unacceptable behavior” includes, but is not limited to, excessive barking causing a disturbance, pets not carried or leashed in the common areas and pets relieving themselves in the common areas. 6.  No pet maintained in a leased Residential Unit shall weigh more than 30 lbs. Any tenant found to not follow the weight limit is in breach of their lease contract. 7. Dog walkers may not bring dogs that are not maintained in a Residential Unit into the building. 8. The Tenant is responsible for any damage and maintenance as a result of pet. 9. The breed restrictions that are to be applied: Akita, German Shepherd, Rottweiler, Doberman Pinschers, American Pitbull, Chow Chow, Perro de Presa Canario, Siberian Husky, Malamute, Bullmastiff and Cane Corso. 10. Tenants with pets must sign a pet agreement and submit any additional information as requested prior to move-in.
