Colony Bay Leasing Criteria
Only cats and caged animals are allowed in apartments or townhomes. Limit 2 cats only (NO DOGS)
Monthly Pet Fee - $30 per pet
Pet Deposit - $300.00 non-refundable for 1- 2 cats
Must be 18 or over and have a legal ID
Application Fee - A non-refundable application fee of $50.00 per applicant
Administrative Fee - $100 non-refundable
Satisfactory Credit Check-
Accept-620 or Higher Credit Score-Normal $500 Security Deposit Required
Low Accept-600-619 Credit Score-Full Month Security Deposit Required
Conditional-575-599 Credit Score-Co-Signer and Full Month Security Deposit Required
Satisfactory Criminal History/Background Check-
NO criminal and NO eviction records accepted
Sufficient Income- Applicant(s) must have a combined gross monthly income of two(2) times the current monthly rate. Verification of income will be required. Acceptable forms for verification Include: a recent pay stub, a recent bank statement, or a W2 form (if self-employed).
Employment/Income Verification- All leasing consultants will verify current employment by: reviewing current pay stubs for the previous two pay periods, contacting the employers and/or obtaining a letter from the current employers verifying employment and salary. For individuals who are not currently employed, it will be necessary to provide us with documents such as bank/retirement account statements, social security award letters, tax returns, trust documents, etc., which will support the ability to meet their financial obligations for the apartment home. Applicants who have not been at their current or previous job for a minimum of one year must be approved by the manager before acceptance.
Previous Resident History- All leasing consultants will contact previous landlord(s) for the previous two (2) year period to check rental history. Should the leasing consultant determine that the previous rental history is not acceptable due to late payments. NSF checks, community policy violations, evictions proceedings, etc., the application will be declined! Applicants who have not been at their current or previous residency for more than one year must be approved by the manager.
